Belleview is a small city with a lot of garage doors around it: the city grid where US 441 and US 301 split, Belleview Heights, the older homes toward Lake Weir and Ocklawaha, and the new streets filling in along SE 110th. The doors are older than average here, and the springs and cables show it.
Belleview is the city at the split of US 441 and US 301 in southeast Marion County, about 7,500 people inside the limits and many more in the unincorporated neighborhoods around it, from Belleview Heights and the Spruce Creek side to the west, to the lake country around Lake Weir, Ocklawaha and Weirsdale to the east. A lot of the housing stock is 1970s through 1990s: concrete-block ranches with single-layer steel doors, some wood doors still hanging on, and extension springs on more doors than anywhere else we work. The newer subdivisions along SE 110th Street and the Baseline corridor have the builder doors and the belt-drive openers of the last decade.
The calls follow the doors. On the older homes it's rusted bottom sections and bottom brackets, cables that let go at the anchor, extension springs that have stretched out and never had safety cables, and openers that predate photo-eyes. On the newer streets it's the standard spring on cycle count and the opener board after a storm. Belleview's lake-country side adds one more: homes on well water and sprinklers that hit the door every morning, which rusts a bottom section through in a decade. We replace the section, the bracket and the seal, and we'll suggest moving the sprinkler head.
Inside the city limits the City of Belleview's building department permits a new door; outside them it's Marion County Building Safety, which also requires the installer's garage door competency card. Neither permits repairs. Belleview has few HOAs, so a new door here is usually a conversation about the house, the budget and the wind rating rather than a committee.

My door has springs along the tracks, not above the door. Is that a problem?
Those are extension springs, common on older Belleview homes. They work, but they should have safety cables through them, and converting to torsion springs is quieter and safer when they're due.
The bottom of my door is rusted. Can it be fixed?
A rusted bottom section is replaced along with the bottom bracket and seal if the model is still made; otherwise we price a new door. Keep the sprinklers off the door afterward.
