The Villages is the largest retirement community in the country, spread across Sumter, Lake and Marion counties and a dozen community development districts, from the original Orange Blossom Gardens and Spanish Springs in Lady Lake, through the Lake Sumter Landing districts and the Marion County villages north of County Road 42, down to Brownwood and the newest villages south of SR 44. Most of its homes are one-story designer and ranch homes with a two-car garage, a great many with a golf-cart garage alongside, and the courtyard villas with a single door. The owners are home, the garage is how they come and go, and the doors open and close a dozen times a day. A standard 10,000-cycle torsion spring on that door lasts three or four years, not seven, which is why spring calls from The Villages are the most common call we take.

The doors themselves are mostly builder-grade steel sectional doors from the 1990s through the 2020s, in a handful of sizes and models, and we carry the springs, rollers and hinges they take. The golf-cart doors are the exception people don't expect: many run on extension springs or a single small torsion spring, and the cart's bumper is the leading cause of the bottom section coming in dented. Openers are LiftMaster, Chamberlain and Genie almost without exception, which makes the surge-damaged board after a summer storm a fast diagnosis, and the battery-backup opener the most-installed upgrade in the community after Milton's outages in 2024.

What makes The Villages different for a new door or a screen is the paperwork. Every district has an Architectural Review Committee manual that governs exterior changes, including garage door style, color and windows, and most address garage screens as well. A new door that doesn't match the approved palette is a deed-compliance letter waiting to happen. We send the spec sheet and the color sample to the right district before a door is ordered, and we've read enough of the manuals to know what each one tends to approve. The permit is the county's: Sumter, Lake (the Town of Lady Lake inside its limits) or Marion, depending on which side of which line your village sits.
